Builders Are Cutting Prices: What DFW Buyers Should Know

By Tola Adebiyi · 6 min read

With mortgage rates back above 7%, builders are doing something they spent years avoiding: cutting prices. Nearly four in ten builders nationwide lowered prices in September, and two in three are layering on incentives. For buyers shopping new construction in Rockwall, Forney, and Heath, that shift is real leverage, as long as you know where the discount actually shows up.

Are Builders Cutting Prices?

Yes, builders are cutting prices to bring buyers in. According to the National Association of Home Builders, 38% of builders cut prices in September 2026, up from 35% in August, with an average cut of 6%. Another 66% used sales incentives such as rate buydowns and closing cost help, the highest share since December. Nationally, the median new home sold for $393,700 in August, down 5.8% from a year earlier. In DFW, the discount shows up more often as incentives than as a lower sticker price, so the best deal is usually in the total package, not the list price.

What the National Numbers Show

Builder confidence fell to 32 in September, its lowest reading in a year, on NAHB's index where anything under 50 means more builders see conditions as poor than good. NAHB said buyer traffic weakened across much of the country, mostly because of rising mortgage rates.

The Census Bureau reports 483,000 new homes for sale at the end of August, or 8.5 months of supply. The average new home sold for $478,700, down 8.8% year over year.

Zillow found that new homes now sell for less per square foot than existing homes nationally: a median of $205 versus $212 in July. New homes sold at a discount to resale in 17 of the past 19 months, with the biggest gaps in Sun Belt markets where builders have been most active.

What the Biggest Builders Are Doing

The largest builders are spelling it out in their earnings reports:

  • Lennar: its average sales price was $372,000 in the quarter ended August 31, down from $383,000 a year earlier. The company said that figure reflected about 12% in incentives plus base price adjustments needed to keep sales moving.
  • D.R. Horton: the Arlington-based builder, the nation's largest, said in its July earnings report (quarter ended June 30) that it expects sales incentives to stay elevated through the rest of fiscal 2026 and into fiscal 2027, with levels depending on demand and mortgage rates. It also cited higher incentives, including mortgage rate buydowns, as a drag on its margins.

When the two biggest builders in the country are funding discounts out of their own margins, buyers have room to ask.

How It Looks Here in DFW

Locally, builders have held the line on sticker prices more than the national numbers suggest. HomesUSA reported the average DFW new home price rose slightly to $469,398 in August, even as pending new-home sales fell 9.5% year over year.

That tells you where the negotiation is happening: in incentives. Builder promotions running across DFW this fall include fixed rates in the 4.99% to 5.25% range and closing cost packages of $10,000 to $15,000. Base price is rarely the first thing a builder will move, because every sale becomes a comp for the rest of the community.

Price Cut vs. Rate Buydown: Which Saves More?

With Freddie Mac's 30-year average at 7.40%, a rate incentive can be worth more than a price cut. On a $450,000 loan, principal and interest runs about $3,116 a month at 7.40% versus about $2,485 at 5.25%, a difference of roughly $630 a month. A 6% price cut on a $500,000 home saves $30,000 up front, but at 7.40% that only lowers the monthly payment by about $208.

The right choice depends on how long you plan to keep the loan. If you expect to refinance in a few years, a lower price builds more lasting value. If you plan to stay put, the rate usually wins.

What This Means for You

  • Buyers: ask every builder for the full incentive menu, then compare the builder's lender offer against outside financing.
  • Spec home shoppers: finished and nearly finished inventory homes typically carry the strongest incentives, because builders pay to carry them.
  • Resale sellers: your competition includes the builder down the road offering a 5% rate. Price and position accordingly.

FAQ

Frequently Asked Questions

Are builders cutting prices right now?

Yes. NAHB reported 38% of builders cut prices in September 2026, with an average reduction of 6%.

Is it better to take a price cut or a rate buydown?

It depends on your timeline. A buydown lowers your monthly payment more today; a price cut lowers what you owe and helps more if you refinance later.

Are new homes cheaper than resale homes?

In many markets, yes. Zillow found new homes nationally sold for a median of $205 per square foot in July, compared with $212 for existing homes.

Do I need a buyer's agent to get builder incentives?

You can negotiate on your own, but the builder's on-site agent represents the builder. Your own agent knows which communities are pushing to close inventory and what's been offered beyond the advertised deal.
